1. What is a residential property survey?
A residential property survey is a detailed inspection carried out by a qualified RICS surveyor to assess the condition of a property. It identifies defects, structural concerns, and maintenance issues—helping buyers make informed decisions and avoid unexpected costs.
2. Which RICS survey do I need: Level 1, 2 or 3?
- Level 1: Best for modern, well-maintained homes. Offers a concise overview of condition.
- Level 2 (Homebuyer Survey): Suitable for most standard properties. Highlights significant issues, includes maintenance advice and optional valuation.
- Level 3 (Building Survey): Ideal for older, larger, or altered homes. Provides detailed analysis of condition, defects, and repair options.
3. Do I need a survey if I’m getting a mortgage valuation?
Yes. A mortgage valuation is for the lender’s benefit—not yours—and may not involve a physical inspection. It won’t flag hidden issues. A survey protects your interests by providing expert insight into the property’s true condition.
4. What are common issues found in surveys?
Typical findings include damp, timber decay, roof defects, poor insulation, unauthorised alterations, and structural movement such as settlement or subsidence.
5. How long does a home survey take?
Inspections usually last between 1 to 4 hours depending on the property’s size and complexity. Reports are typically issued within 3 to 7 working days.
6. Can I attend the survey?
Yes—but we ask that you attend after the inspection is complete so we can carry out our work without distraction. We’re happy to walk you through the findings in person or by phone. Please arrange your visit with the estate agent, as we don’t control property access.
7. What if the survey uncovers serious problems?
We’ll explain any issues in clear language and offer practical advice. You may be able to renegotiate the purchase price or request that issues are resolved before completing the sale.
8. Are your surveyors fully qualified?
Yes—all surveys are carried out by experienced, RICS-accredited Chartered Surveyors with specialist knowledge in building defects, pathology and property reporting.
9. Do you offer surveys for leasehold properties?
Absolutely. We regularly inspect leasehold flats and apartments, including shared structures, communal areas, and responsibilities outlined in the lease.
10. What sets Hogbens apart?
We go beyond the checklist. Our reports are jargon-free and tailored to your needs, combining technical accuracy with real-world advice. We pride ourselves on independence, transparency, and a strong client-first ethos.
11. Do you require payment up front?
No. We only request payment once your completed survey report is issued. If a survey is cancelled within 48 hours of the scheduled appointment, a cancellation fee may apply.
12. Do you arrange access to the property?
Yes—we handle access arrangements with estate agents or vendors on your behalf and will confirm the booking details directly with you.
13. Why isn’t a mortgage valuation enough?
Many valuations are now done via automated tools or ‘drive-by’ checks. A mortgage valuation won’t identify structural issues or hidden defects. A full RICS survey ensures you get a proper inspection and independent advice.
14. Can you arrange gas, electric, or other service checks?
Yes. We can coordinate third-party inspections with Gas Safe engineers and NICEIC-certified electricians. These contractors are independent of Hogbens, but we’ll manage scheduling and access for your convenience.
15. Can I get a survey before selling my home?
Yes—and it’s often a smart strategy. A pre-sale survey helps identify potential issues early so you can address them and avoid disruption during the sale process.
16. Do you pay or receive referral fees?
We may pay referral fees to selected estate agents, mortgage brokers or solicitors. Where this applies, we’ll be transparent with clients. We also offer modest thank-you payments to past clients for referrals. Our advice remains fully impartial, always.
17. Can you arrange a structural engineer’s report?
Yes. If further investigation is needed, we can organise a visit from a qualified structural engineer. We don’t employ engineers directly but will handle all access and coordination on your behalf.
18. Can you help me choose the right survey?
Of course. The most expensive option isn’t always the best—what matters is what’s right for your property and plans. We’re happy to guide you to the most suitable and cost-effective option.
19. Are you regulated by RICS?
Yes—Hogbens Property Services is regulated by the Royal Institution of Chartered Surveyors (RICS). Our Principal Director is MRICS, meaning they’ve completed rigorous training and assessment to deliver the highest standards of service.
20. What’s the difference between AssocRICS and MRICS?
AssocRICS is an associate membership for surveyors with relevant training and assessed experience. MRICS is full chartered status—awarded only after rigorous professional training, the RICS Assessment of Professional Competence (APC), and years of practice. Our lead surveyor holds MRICS status.
21. Do you use drones for roof inspections?
Yes—when requested, we can include drone-assisted inspections. Drone technology is especially useful for inspecting hard-to-reach areas like roofs and chimneys. Our pilot is certified to fly drones over 25kg for high-quality aerial imagery.
22. Do you offer an express service?
Standard report turnaround time is 5 working days. We also offer an optional express service where we aim to deliver your report within 3 working days for an additional fee. Availability may vary depending on workload and location.
23. What areas do you cover?
We currently serve North Manchester, Trafford, Sale, Stockport, South Manchester, Cheshire, North Staffordshire, West Derbyshire and the Peak District. We’re continually expanding, so get in touch if you’re located elsewhere.
